The Buyer's Property Inspection

Most buyers order a licensed property inspection to verify conditions per the Purchase Agreement. Some buyers also commission specialty inspections (roof, plumbing, HVAC) depending on concerns. If the buyer is financing, the lender will usually order an independent appraisal to confirm the property value supports the loan.

The Closing Agent

A title company or attorney acting as escrow will review the property’s recorded history and certify clear title by closing, ensuring any liens or encumbrances are addressed so ownership can transfer cleanly.

Contingencies

Contingencies are conditions—like inspections or financing—that must be satisfied before a contract becomes binding. Buyers commonly secure financing, review preliminary title reports and disclosures, and complete inspections (roof, termite, boundary survey, well/septic, pool, mold, lead paint, HVAC, etc.). Responding fairly and objectively to renegotiation requests while protecting your interests is where experienced listing agents add real value.

Loan Approval and Appraisal

Accept buyers with lender pre-approvals, approval letters, or written loan commitments—these offer stronger assurance than pre-qualifications. Expect the lender’s appraiser to verify the sales price is supported by market data.
